Atlantic Mortgage & Investment Company can offer Construction/Permanent loans for a variety of properties including multi-family, pre-leased office, industrial, and retail, as well as specialty properties like congregate care and assisted living facilities. These programs provide all financing needs in one loan typically with one closing, one set of third party reports, one legal bill, and streamlined processing for smooth development.
Atlantic Mortgage & Investment Company can arrange an additional 5% or 10% leverage of debt on top of the typical 80% loan with many of our capital markets lenders. This additional debt is well priced (below equity investor yields), coterminous with the base mortgage, and works well with lower debt service coverage requirements to maximize your cost of capital. These programs have very low fees and are blended with your base mortgage for a simple long term structure.
Atlantic Mortgage & Investment Company can arrange bridge loans to span the financing gap often inherent in redevelopment or repositioning activities. Bridge loans can offer either a fixed or floating interest rate, and are designed to allow for ease of transition for your asset. We can even structure your permanent mortgage terms along with the bridge so you can easily transition from the bridge to your permanent financing at predetermined occupancy and debt service coverage plateaus, saving you money and time in the financing process.
Atlantic Mortgage & Investment Company works with selected capital partners to arrange Joint Venture and equity participation. These Joint Venture loans include up to 100% financing, with predetermined splits, rates, and an attractive development structure. Typical Joint Venture transactions include a 3-5 year timeline for disposition and attractive equity for merchant developers with pre-leased or strong market developments.
